Roof Repair in The Village, OK
We find where water is getting in, fix the part of the roof that failed and blend the new materials with what is already there. Before any work starts, you get a written scope listing what we will repair and what drives the price.
A careful repair, when a repair is enough
Most roof problems begin modestly. A gust lifts a few shingles. The rubber collar at a plumbing vent splits after years of sun. Metal at a chimney or sidewall stops sitting tight against the masonry or siding. Handled early, each of these is a contained fix. Ignored, the water finds its way into decking and insulation, and the job gets larger.
We repair what can honestly be repaired. If the shingles around the trouble spot are brittle, or the decking underneath is soft across a wide area, we will show you photos and explain why roof replacement may be the better use of your money. If a repair will serve your home well for years, we say that just as plainly.
Every repair begins with a written quote. It names the area, the materials and the conditions that could change the price, such as rotted decking we cannot see until shingles come off. You read it and approve it before we begin.
What our roof repair work covers
- Shingle replacement
- We swap out missing, creased or cracked shingles, choosing the closest color and shape still on the market. Each new piece is hand-sealed so its edges stay down when the wind picks up.
- Flashing at walls and chimneys
- Leaks turn up most often where a roof plane meets a chimney or a wall. We refit or renew the step flashing and counterflashing themselves instead of relying on a line of caulk, which dries out and splits within a few summers.
- Pipe boots and roof vents
- Rubber collars around plumbing vents crack after years of sun. We fit new boots and check the seals and fasteners on nearby box vents and ridge vents while we are up there.
- Valleys
- Valleys carry more water than any other part of the roof. We repair worn or poorly lapped valley shingles and metal so runoff stays on the surface and moves toward the gutters.
- Decking repair
- When soft or stained plywood turns up under the shingles, we cut out the damaged section and install new decking before the roof goes back down. Decking is priced per sheet in your quote, so you know the cost of that possibility in advance.
- Cleanup
- We collect old shingles, nails and scraps from the lawn, beds and driveway, then sweep the yard with a magnet before we leave.
Signs your roof needs repair
Stains on a ceiling or wall
A brown ring overhead usually means the leak has been going on for a while. Water often runs down framing and across the deck boards before it falls, so the real opening may sit several feet uphill from the stain. We look from the attic and from the roof to find it.
Shingles in the yard
Oklahoma wind can lift and tear shingles even when no storm made the news. Pieces on the ground mean an exposed spot somewhere above.
Granules in the gutters
A handful of grit after a new roof is normal. Heavy granule buildup on an older roof means shingles are wearing thin and losing their protection.
Damp or daylight in the attic
Wet insulation, darkened rafters or pinpoints of light through the decking all point to openings that need attention before the next rain.
Curling or blistered shingles in one area
When damage is limited to one slope or one section, a repair is often the right answer. Widespread curling is a different conversation.
How a repair visit runs
- 1
A phone conversation
You describe what you are seeing. We ask about the age of the roof, where the stain or damage is and when you first noticed it, then set a time to come look.
- 2
Inspection with photos
We check the roof surface and, where it is accessible, the attic. You get photos of what we found, so you can see the problem rather than take our word for it.
- 3
Your written quote
It lists the repair area, the materials and each pricing factor, including a per-sheet decking price in case we find rot. Nothing is added later without your approval.
- 4
Repair day
We lay tarps over beds and walkways, remove the damaged material, make the repair and seal everything back down. If we find something the approved scope did not cover, we stop and call you first.
- 5
Walkthrough and cleanup
We show you photos of the finished work, clear the debris and run the magnet across the yard.

What moves the price of a repair
Two leaks that look alike from the driveway can cost quite different amounts, since much of any repair sits under the shingles. We write down each factor that applies to your roof so you can see how the number was built. If something hidden changes the scope, we talk with you before doing any extra work.
- Size and location of the damage
- A few shingles on an open slope is a different job from a leak where two roof planes meet a wall.
- Pitch and access
- Steep roofs and second-story work need more safety equipment and more time on the roof.
- Shingle type and matching
- Architectural, three-tab and specialty shingles differ in cost, and an older discontinued style may take extra effort to blend.
- Condition of the decking
- Rotted plywood under the shingles adds material and labor. We price it per sheet so the possibility is accounted for before we start.
- Flashing detail
- Chimneys, skylights and sidewalls with old or improvised flashing take longer to rebuild properly than a simple shingle swap.
Roof repair questions
Something not covered here? (405) 870-9078
Can you match my existing shingles?
Usually closely, though rarely perfectly. Shingles weather and fade, and manufacturers change colors over time. We bring samples, show you the closest option and note in the quote how the repair will look against the older roof.
Should I repair this roof or replace it?
Our answer rests on the roof's age, whether the shingles still flex or crack when lifted, and how far the damage spreads. When a repair will hold up, that is what we recommend. When the roof is close to worn out, we walk you through the photos and the reasons, and the choice stays yours.
What happens if you find more damage once the shingles are off?
We stop and tell you before doing anything outside the agreed scope. Because decking is already priced per sheet in the paperwork you approved, you will know what that part costs ahead of time. Anything else gets discussed and approved first.
Will my insurance cover a roof repair?
It depends on the cause. Hail and wind damage is often covered, while wear and age generally are not. We can document what we find with photos and explain how the claim process usually works, but the adjuster makes the decision. Our Storm Damage Repair page covers that side in more detail.
How long does a typical repair take?
Many smaller repairs are finished in part of a day. Larger flashing or decking work can take longer, and we will not work on a wet roof. Your quote notes the expected time so you can plan around it.
Will someone need to be at the house while you work?
No. What we need is access to the yard, plus the attic if the job includes it. Plenty of homeowners go about their day and come out at the end, when we review the photos of the finished repair and answer questions.
